Local context
Kure Beach is a small oceanfront town on Pleasure Island, wedged between the bigger footprint of Carolina Beach to the north and the historic Fort Fisher site to the south. The housing stock splits two ways: older cottages clustered around the town's small Downtown Preservation District, and newer construction — much of it built up on pilings — closer to the water. That split changes what governs a repaint before it changes what the paint itself needs to do.

Filing with the commission or the committee stays with you as the homeowner. Nothing is scheduled until the color and materials are settled, whichever board you answer to.
Oceanfront conditions
Kure Beach faces the open Atlantic directly, and much of the town toward the water sits in a mapped flood zone that shapes how homes are built and how they get painted.
Nothing blocks the airborne salt film here the way an inland tree line would. It settles on siding, trim, and railings daily and has to come off in the wash, not just get coated over.
Much of oceanfront Kure Beach sits in a Special Flood Hazard Area, which is why so many homes are built up on pilings. That adds ground-level structural surfaces to the scope that a standard elevation does not have.
Exterior work gets scheduled around the season rather than through it. A coating needs real cure time before the first storm system moves through, so timing the job matters as much as the product.
Elevations facing the open water take the most sun and salt together, and fade and chalk well ahead of the landward side of the same house.

Both sit on Pleasure Island and both take the same ocean weather, but Kure Beach is smaller and its housing mix skews toward older cottages in and around the Downtown Preservation District alongside newer elevated construction near the water. Carolina Beach's boardwalk district and canal-front neighborhoods are a different substrate mix. The prep standard for salt and UV is the same either way.
It changes the access more than the coating. Much of oceanfront Kure Beach sits in a FEMA Special Flood Hazard Area, so homes are commonly built up on pilings with open ground-level parking or storage underneath. That means painting undersides, piling wraps, and stair structures that see constant airflow and spray, in addition to the main house. We scope that separately from a standard elevation.
